Worked example

Start from a base rate per linear foot, then scale it for height and difficulty. A one-storey home with 150 feet of gutter at $1.20 a foot is 150 × $1.20 = $180. That sits in the middle of the published one-storey range and takes about an hour on site.

The same 150 feet on a two-storey home carries a 1.25× multiplier, so the price becomes 150 × $1.20 × 1.25 = $225. Larger two-storey homes climb from there: 240 feet works out to 240 × $1.20 × 1.25 = $360. Steep or obstructed access, gutter guards, and heavy packed debris each add their own multiplier on top.

The formula

The price is the length of gutter times your rate, adjusted for how hard the job is, plus any per-downspout charge and travel. A minimum charge protects short visits. Nothing rounds until the final total.

difficulty = storey × access × guards × debris
price      = linear feet × rate/ft × difficulty
             + downspouts × rate + travel cost
total      = max(minimum charge, price)

Storey multipliers default to 1.0, 1.25, and 1.5; access adds up to 1.35× for a steep or obstructed roof; gutter guards add 25% because they must be lifted and reset; and packed debris adds up to 1.3×. Travel cost is your travel minutes at your hourly rate. Raising the rate for height and difficulty is what keeps a hard job from being priced like an easy one.

How much does gutter cleaning cost?

Most homes fall between roughly $145 and $360 depending on size and height. Published 2026 figures put the national average near $360, with one-storey homes at $145–$250 and two-storey homes at $180–$360 (This Old House, June 2026). Your own price should come from your rate per foot, the height, and how hard the roof is to access.

How much should I charge per foot to clean gutters?

A common approach is a base rate per linear foot, then multipliers for a second or third storey, steep or hard access, gutter guards, and heavy debris. A single-storey home at about $1.20 a foot for 150 feet works out to $180. Raise the rate for height and difficulty rather than guessing a flat number.

Why does a two-storey house cost more to clean?

A second storey means taller ladders, more setup and repositioning, and more risk, so it takes longer per foot. This calculator applies a 1.25× multiplier for two storeys and 1.5× for three by default. That is why the same length of gutter prices higher as the house gets taller.

Do gutter guards make cleaning cheaper?

No. They usually make a cleaning cost more, not less. Guards have to be unclipped or lifted, the gutter cleaned, and the guards reset, which adds time. The calculator adds a 25% surcharge when guards are present so you are paid for that extra work.

Should I set a minimum charge for gutter cleaning?

Yes. A small single-storey job can price below what it costs you to show up, so a minimum charge protects a short visit. Set the minimum to cover your travel and setup; the calculator floors any quote at that number.
