Worked example

Start from your cost for one stop, not the market average. This example prices a general pest control plan for a 2,000 sq ft home at $45 an hour with $15 of materials a visit. A home that size takes about an hour on site, so the base is 1 hr × $45 + $15 = $60.

The first visit takes longer, with an inspection and more product, so it's priced at the base times an initial multiplier of 2.5: $150. Each quarterly visit is the base times the quarterly factor of 1.6: $96. Over the first year that's $150 plus three visits at $96, or $438, about $37 a month, which is easier to accept than a single charge. Both prices sit inside the published ranges.

For a termite job, switch the pest type and the price comes from the linear feet of foundation instead of home size, since that's what the work tracks. Mosquito service prices by lot size. This is a treatment price you can quote, not a termite inspection report, which is a regulated form in many states.

Published 2026 ranges for reference: one-time general $100–$300, monthly or quarterly plan $40–$80 a visit, average single appointment $171 (Housecall Pro, 2026; This Old House, 2026).

The formula

Every price is built from one base: the labour a home or lot size takes, plus materials. The first visit and each plan visit are that base scaled by a multiplier, so the structure matches how pest operators actually sell, a higher first visit and a lower recurring price.

on-site hours = from home size (general / rodent), lot size (mosquito),
or linear feet of foundation ÷ 100 (termite)
base            = (on-site hours × hourly rate + materials) × pest factor
initial visit = base × initial multiplier (floored at the minimum)
recurring visit = base × frequency factor (floored at the minimum)
first-year total = initial + recurring × (visits per year − 1)

The pest factor lifts rodent and termite work, which runs longer, above general service. The frequency factor prices a quarterly visit above a monthly one, because it has to hold the barrier for three months. The initial multiplier covers the longer first visit. The full cost-per-stop method, including vehicle, overhead and a callback reserve, is in how much does pest control cost.

Common questions

How much does pest control cost?

Most homeowners pay $100 to $300 for a one-time general treatment and $40 to $80 a visit on a monthly or quarterly plan, with the average single appointment around $171 (Housecall Pro and This Old House, 2026). Termites, bed bugs and rodents cost more, and a whole-home fumigation can run into the thousands. Your own price should start from your cost per stop, not the market average.

How do I price pest control by home size online?

Estimate the on-site time a home size takes, multiply by your hourly rate, add materials to get a base, then scale that base to an initial visit and a per-plan visit. In the starting setup a 2,000 sq ft general treatment is a $150 first visit and $96 every three months, which sits inside the published ranges. Home size is the easiest axis to scale on because the customer already knows it and it tracks how long the job takes.

Why does the first pest control visit cost more?

The first visit includes an inspection, an interior treatment and more product to bring an existing infestation under control, so it takes longer than a follow-up. This calculator prices it as the base times an initial multiplier you set, separate from the recurring price. Show both up front: a customer who sees the first visit priced higher, then a lower recurring price, is not surprised later.

How do I price termite treatment?

Switch the pest type to termite and the calculator prices from the linear feet of foundation rather than home size, since that is what the job tracks. It gives you a treatment price you can quote, not a termite inspection report, which is a regulated form in many states. Termites, bed bugs and wildlife depend on how far the problem has spread, so most operators inspect before they quote and take those as requests.

What should I charge for monthly versus quarterly pest control?

A monthly visit usually runs $40 to $70 and a quarterly visit $100 to $300, because a quarterly visit has to hold the barrier for three months and takes longer (Bob Vila, 2024). The calculator prices a quarterly visit above a monthly one from the same base. Show the price per visit and the yearly total side by side, so a plan reads as about $43 a month rather than one larger charge.

How do I set a minimum charge for pest control?

A small home can come out cheaper than a visit is worth once you add the drive between stops, which for most route-based operators costs more than the product. Set a minimum at or above your average cost for a standard visit, and this calculator floors every price at it. For a customer well outside your route, charge more or offer a lower price only where you already have stops.
